Preconstruction

Independent cost estimates at design development and construction documents. Design review for constructability and cost. Help selecting and contracting the general contractor.

Construction

Review of pay applications and change orders against the budget before owner approval. Monthly cost reporting and participation in owner, architect and contractor meetings.

Closeout

Punch list coordination, review of final payment and retention, and reconciliation of final costs against the original budget.

Ryan is a licensed California architect and developer. He has led podium apartment projects in San Diego from acquisition through lease-up.

He prepares estimates and leads design review and contractor procurement.

Nick Hanoian

General partner

Nick is an asset manager who has run capital programs and investor reporting for an institutional multifamily and retail portfolio.

He leads cost control, pay application review and reporting.
